HOME INSPECTION


     A HOME INSPECTION IS A WISE INVESTMENT

Whether buying an existing home or a new home, every buyer has a right to get a professional property inspection.  Buyer can and should contract with a professional property inspector as soon as buyer's offer is accepted in order to obtain a comprehensive inspection report.  The written property inspection report will provide important information about the condition of the property, and bring to light any possible problems that you or your agent cannot or did not not see just by walking through and around the property.  The inspection generally covers plumbing and electrical systems and appliances, roofing and certain structural conditions to make sure everything is in proper working order.  And the report will reflect obvious city or state building and fire code violations.  The cost of a standard property inspection ussually runs between $250 and $550, depending on the size of the property.  Buyers have the right to do or authorize as many inspections as they see fit within the 17-day time period before releasing their contingencies; however, Buyers are responsible for the cost of any inspections they choose to have done, and the inspector(s) will usually require immediate payment upon completion of each inspection.   Don't think twice about having this done.  A few hundred dollars is a small price to pay to be advised of "incurable defects" or necessary major repairs BEFORE you remove your contingencies and while there is still time to negotiate further repairs or a credit for repairs with the Seller.  A property inspection is a wise investment because it may save you hundreds or even thousands of dollars, either in the sale price, or after you've purchased.  You may choose a Home Inspector of your choice.  As your agent, I'm also happy to provide you with some names of companies who provide this service.  I will also assist you in coordinating your Property Inspection and reviewing the Property Inspection report with the Inspector and yourself to determine if any further price negotiations with Seller should be considered.

 


 


HOME WARRANTY


The benefits of a Home Warranty as noted above are obvious to a buyer; it can save you hundreds or even thousands of dollars.  Even if you had a home inspection completed before you purchased and everything appeared to be in good working order, a Home Warranty gives you extra peace of mind by controlling possible repair costs on the items noted above for the first year you're in your new home.  You may ask why you need a Home Warranty if you're selling?  The answer is because offering your prospective buyers a Home Warranty will give you an edge over the competition -- other homes that are selling without offering this extra protection!  And because a Home Warranty is a standard protection that many agents will advise their buyer clients to request in the offer to purchase. 

Home Warranties protect against the high costs of home and appliance repair by offering quality home warranty coverage for houses, town homes and condominiums. Most companies cover the same 20 or so items, things such as heating system/furnace, plumbing system, water heater, and electrical system, just to name a few. Some companies then offer a choice of more comprehensive coverage that can cover items like the refrigerator, washer/dryer and Premium upgrades.  But above and beyond coverage, it offers you peace of mind!
